What does a buyer's agent cost in Amsterdam in 2026?

There is no uniform rate for a purchasing agent in Amsterdam. Offices work with a fixed amount, a percentage of the purchase price, a success model or a combination thereof. Therefore, do not just compare the final amount, but especially which work is included, when you pay and what additional costs are possible.

Published Amsterdam rates vary widely. For example, a specialized party quotes €5,500 including VAT up to a purchase price of €1 million and no-cure-no-pay. That is one provider, not a market standard. Ask each broker for a personal quote and a full description of the package.

What usually falls under purchasing guidance?

A purchasing agent does more than make the final offer. A complete process can consist of:

  • intake, housing requirements and search strategy;
  • assessing suitable offers;
  • going to or advising on viewings;
  • estimating market value and structural condition;
  • checking the homeowners' association, leasehold and legal documents;
  • determining bidding strategy and conditions;
  • negotiating and recording agreements;
  • checking purchase agreement and resolutive conditions;
  • guidance towards inspection, notary and key transfer.

Ask explicitly whether viewings are unlimited, whether document control is part of the assignment and whether guidance after acceptance of the offer is included.

What additional costs may there be?

In addition to the purchasing agent, there are often costs for mortgage advice, valuation, building inspection and notary. Depending on the home and situation, specialist foundation research, legal advice or a leasehold calculation may be wise. Transfer tax may also apply. These items are usually not part of the broker's fee.

The broker contract may also include registration costs, start-up costs, costs per viewing or a compensation in the event of withdrawal. “No-cure-no-pay” therefore does not automatically mean that the entire process ends free of charge in every situation.

Three calculation examples

The amounts below are fictitious and intended solely to make pricing models comparable.

Example A: fixed amount

You buy for €525,000 and agree in advance on €4,500 including VAT. The fee remains €4,500 regardless of whether you ultimately purchase for €500,000 or €550,000, as long as both amounts fall within the same package terms.

Example B: percentage of the purchase price

At 1% including VAT and a purchase price of €650,000, the compensation is €6,500. With a purchase price of €750,000, this becomes €7,500. Check whether the percentage includes VAT and is calculated exactly.

Example C: basic amount plus success component

Suppose: €3,000 basic and 10% of the difference between a predetermined reference value and the purchase price. This may seem attractive, but only if the reference value is objective and recorded in writing in advance. Otherwise it will be difficult to assess afterwards what the bonus is based on.

Fixed amount or percentage?

A fixed amount provides predictability and prevents the compensation from automatically increasing with the purchase price. A percentage may make sense when the size or responsibility of the assignment changes with the segment. Neither model is better on its own. The quality of the research, accessibility, local experience and contract conditions are at least as important.

Therefore, compare quotes on the same principles. A cheaper package without viewings or thorough document checks may ultimately be a different service than a complete process.

When do you pay the purchasing agent?

This is stated in the service contract. The brokerage is often paid after a successful purchase or during the notarial settlement. Start-up fees may be due sooner. Also read what happens when you stop, buy a home yourself, take a temporary break or if financing cannot be arranged.

Is a purchasing agent worth the money?

That depends on your knowledge, time, home and risk profile. A purchasing agent can add value by better substantiating market value, assessing documents, making risks visible, choosing a realistic strategy and monitoring the process. It is not objective to guarantee that an estate agent will always “pay for itself”. Sometimes the most important value lies in avoiding an unwise offer or unforeseen problem.

Local guidance is especially relevant when bids must be prepared quickly, homes are difficult to compare, or homeowners' association, leasehold and foundations play a role.

This way you compare quotes fairly

Ask every purchasing agent the same questions:

  • Is the rate fixed, percentage or partly results-oriented?
  • Is VAT included?
  • Are there any setup, withdrawal or administration fees?
  • How many viewings and bids are included?
  • Are the homeowners' association, leasehold, ownership and legal documents checked?
  • How is the market value substantiated?
  • What guidance will follow after acceptance of the offer?
  • What exactly does no-cure-no-pay mean in this contract?
  • Who will carry out the work and how accessible is that person?
