How much above asking price in Amsterdam in 2026? Figures and bidding strategy

There is no fixed percentage that you have to outbid in Amsterdam. The right offer does not start with the asking price, but with the likely market value, your financial limit, the condition of the home and the conditions of the offer. In Q2 2026, the prices of existing owner-occupied homes in Amsterdam rose 0.8% compared to a year earlier, according to CBS/Kadaster, while the regional NVM market was still tight and many homes were sold above the asking price. That seems contradictory, but above all it shows that every house has its own bidding competition.

How much is currently outbid in Amsterdam?

An urban average is not a reliable prescription for one specific home. A competitively priced apartment can attract dozens of bids and end up well above the asking price. A home that has already been optimistically marketed, needs renovation or has unfavorable parts may sell at or below the asking price.

Therefore, don't just ask: “How much percentage should I overbid?” Above all, ask:

  • What is this home likely worth based on comparable sales?
  • How deliberately was the asking price chosen low or high?
  • How much competition is there for this housing type and this neighborhood?
  • What risks are involved in the homeowners' association, leasehold, foundation or structural condition?
  • What can I pay if the appraised value is lower than my offer?

Why the average is not your bid percentage

Suppose two apartments are both offered for €500,000. Apartment A has an estimated market value of €525,000 and is deliberately competitively priced. An offer of €520,000 is 4% above the asking price, but still below the estimated market value. Apartment B has a market value of around €490,000 due to overdue maintenance. €520,000 would be a very aggressive offer there.

The asking price is therefore a sales instrument, not an independent measure of value. Real estate agents can consciously choose an attractive asking price to attract more viewings and bids. A percentage above the asking price only tells you something when you know how the asking price relates to the home value.

Asking price, market value and appraised value

The asking price is determined by the seller together with the sales agent. The market value is the amount that the home is likely to yield under normal circumstances. The appraised value is the value that an independent appraiser substantiates in a formal report, for example for a mortgage.

These amounts may differ. In principle, in the Netherlands you are not allowed to borrow more than 100% of the market value of the home, apart from specific exceptions. If you offer €550,000 and the property is valued at €525,000, you usually have to pay the difference of €25,000 from your own resources, in addition to buyer's costs and any renovation.

This way you determine a responsible maximum bid

1. Determine your financial ceiling

Calculate in advance how much you can borrow and how much of your own money you want to keep available. Also reserve money for transfer tax if applicable, notary, advice, valuation, inspection, moving and immediately necessary maintenance. Your maximum mortgage is not automatically your sensible maximum offer.

2. Research comparable sales

Don't just look at current asking prices on Funda. More relevant are recent transactions of comparable homes: the same home type, comparable surface area, condition, floor, outdoor space, energy label and location. In Amsterdam, a difference of just a few streets can have an impact.

3. Process the house pieces

For an apartment, homeowners' association reserves, monthly contributions, minutes and planned maintenance can make thousands of euros of difference. Also check leasehold conditions, ownership situation, division deed, foundation information, energy label, measurement report and questionnaire. An attractive interior should not mask structural or legal risks.

4. Choose your terms consciously

An offer consists of more than money. Consider financing conditions, construction inspection, desired transfer date and any movable property. An offer without conditions may be more attractive for the seller, but places more risk on the buyer. Only remove conditions if you understand the consequences and can bear them financially.

5. Leave room for setbacks

Do not put every available euro in the bid. A lower appraisal, homeowners' association contribution, repair or delay may require additional money shortly after the purchase. A good offer is not the highest amount that is technically possible, but the highest amount that remains justified for the home and your situation.

Three Amsterdam bidding scenarios

Scenario 1: competitively priced apartment

Asking price: €500,000. Based on comparable sales, the market value is estimated at approximately €525,000. The house is ready to move in, the homeowners' association is active and several candidates are interested. An offer around €525,000 may be in line with the market, although this is 5% above the asking price. Bidding higher can only be justified by your home value and financial space, not by panic.

Scenario 2: €650,000 house with renovation

The asking price is €650,000, but the kitchen, bathroom and installations require work. Comparable renovated homes sell higher, but you have to deduct renovation costs, uncertainty and time. Applying a blind percentage above the asking price is unwise here. A lower bid with good substantiation can be stronger than “bidding after the market”.

Scenario 3: €800,000 apartment with strong or weak homeowners' association

A strong homeowners' association has up-to-date documents, sufficient reserves and a realistic maintenance plan. With a weak homeowners' association, there are no reserves or major maintenance is imminent. The same apartment can therefore have a completely different financial profile. Include expected additional contributions in your maximum bid and have unclear items investigated before you bid unconditionally.

Common mistakes when bidding

  • Put an average overbid percentage directly on each asking price.
  • Just look at square meters and forget about the condition, floor, outdoor space or leasehold.
  • Offer up to the maximum mortgage without taking your own money into account.
  • Remove conditions to win without calculating the risk.
  • Allow yourself to be guided by the fear of “getting it wrong again”.
  • Increase a bid without new information or predetermined limit.

Frequently asked questions

Is outbidding still necessary in Amsterdam?

Sometimes yes, sometimes no. Many homes in the region are still sold above the asking price, but the asking price can be deliberately low or ambitious. Base your offer on the likely market value and competition around that specific home.

Can I help finance overbidding?

Only to the extent that the total mortgage remains within the permitted financing based on the home value. If your offer is above the appraised value, you usually pay the difference with your own money.

Is the highest bid always the winning bid?

No. Certainty, transfer date and conditions can also be important for a seller. This does not mean that you should eliminate risky conditions; it means that a bid is assessed as a complete package.
